Dealing with Vacancies in Rental Homes

There are a lot of reasons why a rental home can be left vacant without tenants. If you have just purchased your property, there can be a long period of waiting time until you get your first tenants. Rental homes in university areas may not be able to take in tenants if they open mid-semester. But whatever reason there is, you have to find ways on how you can immediately fill your vacancy.

Get more creative. Think of marketing strategies to make your house attractive to renters. If your rental home is located near a university, rent it out during the time when students are actively looking for their accommodations while they are in the university. You can even improve the appearance of the house to make it more attractive.

Give discounts and incentives. Anyone would get a rental home that is priced lower than all the others around the area. It is well worth it to give discounts and incentives, than to watch your rental home stand unoccupied. To save yourself from losing hundreds of dollars every month, give perks to your tenants, such as paying the association fees for a whole year.

Act immediately if your current tenants are leaving. As soon as you find out that your current occupants are not renewing their contract, immediately start looking for replacements. Do not wait until the last minute, so that your rental home can continuously give you revenue.

Maintain your rental home. You have to make sure that your rental home is spic and span, so that when tenants leave, it is still attractive to other possible occupants. To make this possible, you have to include your tenants in your goal to achieve this. They can even help you minimize maintenance costs. There are a lot of things you can do to lessen maintenance costs for your rental home.

You can include it in the lease agreement that it is the tenants’ responsibility to maintain the cleanliness and upkeep of your lawn. You can also prohibit them from putting up posters on the wall which can damage the paint in your rental home. When tenants are about to leave, inform them immediately that a cleaning fee would be charged if they leave the property and require it to be professionally cleaned.
