Guidelines on Finding Homes for Rent

Friday, January 30th, 2009

Finding rental homes can be a daunting task that needs a lot of time and patience. You have to consider various factors such as your budget, accessibility of the area and the property’s location.

Because there are so many homes for rent in the market, it would be less stressful for you if you hire a real estate agent to do the job of finding one for you. However, you need to pay the agent a commission which can cost about one or two months’ rent.

The following are guidelines to help you find homes for rentals:

  • Choose a particular area or neighborhood. Having chosen a location, find homes for rent by looking up classified ads in real estate websites and newspapers. These are the handiest and common tools to locate a property and contact its owners.
  • Check basic amenities. Having identified rental homes, the next step would be to check the house if it has all the needed amenities such as electric supplies and water.
  • Talk with neighbors to find out more about the neighborhood and the property you are planning to rent.
  • Negotiate rental rates. Before negotiating the rental rates, have some leverage by looking up the prevailing rates in the area through newspapers or websites. You may be required to pay rental advance or security deposit. Most landlords of rental homes and apartments handle the rental-related legalities. Just keep in mind to read the contract thoroughly before signing.

Aside from classified ads, you can find information on home and apartment rentals in the area on the Internet. You can search about properties available for rent in various locations based on several criteria such as the size of the house, amenities and total living area.

Another good way to locate rental homes is through referrals. This way you can be assured about the condition and quality of the property being advertised.

Tips for Renters in Preventing Yourselves from Crime

Wednesday, January 28th, 2009

Get yourself protected as a tenant. Here are some tips to do it:

  1. Demand the security your landlord promised you.
  2. Many landlords promise high security through advertisements or verbally. If you take it, then you need to see such promised get carried out. If your landlord fails to fulfill them, then you can take legal action.

  3. Check local and state laws.
  4. Landlords are required by law to provide security equipment like peepholes and deadbolts. Check if such laws apply to your landlord by getting a copy of your local housing code from your mayor or city manager. Some state-wide requirements are available online and in public libraries.

  5. Be the criminal.
  6. Analyze the building structure and security, just like a criminal. If getting in is easy and if crimes have occurred nearby the neighborhood your landlord must take more effective measures.

  7. Communicate with your landlord.
  8. Explain all your concerns to your landlord. Make specific requests and demand what they promised. They will entertain you because in the long run, it will be more costly and time-consuming if they would not take care of their business.

  9. Seek government assistance.
  10. If peaceful persuasion does not produce results, call for reinforcement.

  11. Stop leasing and move.
  12. If security problems render your home unlivable, break the rental home agreement and move out. But give your landlord sufficient time to fix the problem first.

  13. Get the problem fixed and sue for costs.
  14. Do the necessary installations that your landlord is required to provide you but failed to do so, and reimburse it to your landlord.

  15. Use common sense.
  16. Avoid late-night trips and do not into the dark parking lot alone. It may be inconvenient but your safety is worth it.

  17. Get renter’s insurance.
  18. Renter’s losses from theft or fire are usually not covered by the landlord’s insurance. Get a renter’s insurance more especially if you have expensive belongings.
